Thanks for your interest in the services provided by Brooks Place! We are very proud that we can offer independent living to our cottage residents.
Each cottage is purchased by the homeowner who is responsible for taxes, insurance, and holds deed/title to the property. While living in the cottage, there are no maintenance fees or association dues and Brooks Place is responsible for lawn care and snow removal. Complimentary service includes changing smoke detector batteries and heat/air conditioning filters. Brooks Place is responsible for exterior cosmetic maintenance.
When the cottage is no longer needed (our residents have priority move-in options if or when assisted living becomes necessary), the cottage is sold back to Brooks Place. The cottage owner or the estate will receive 90% of the basic pur-chase price if returned within the first year and 80% thereafter.
The cottage has two bedrooms, two full baths, a one car garage with auto garage door opener, great room including dining room, full galley kitchen and all appliances (including washer and dryer). there is a 9 foot covered porch with a ceil-ing fan to encourage neighbors socializing. We do have many options that may be available when you select your cottage.
Cottage residents may participate in most of our activity programs and take advantage of the “free” transportation around town. Cottage residents receive a discounted rate for meals in our Keeneland Dining Room and we love for our cot-tage residents to make reservations and join us. The Chef and staff truly do make the dining experience a pleasure with their delicious meals and their attention to detail and desire to please.
24/7 Emergency Pull Cord Service is included with the cottage purchase and our staff responds to provide assistance. Our response time is pretty good as we have recorded 4 minutes as being the longest with 2-3 minutes being the norm.
Pets are welcome in the cottages. One up to a 20 pound indoor pet is acceptable.
